Between the Süderelbe and the traffic harbour, in the heart of the inland port, the former site of the New-York Hamburger Gummi-Waaren Compagnie AG characterises the Harburg district with a clear, site-defining presence. Two new buildings are to be constructed to reorganise and upgrade the area. A four- to seven-storey building is to be erected on the northern construction site. A multi-storey car park is to be built in the south, which will be surrounded by a five- to eight-storey office and commercial building.

A factory hall up to 10 metres high will be built in component A, which will be topped by contemporary office space. This combination addresses the new owner's expansion strategy and space requirements. A green inner courtyard, embedded between the office floors on the second and third floors, provides natural light and high-quality recreational areas above the production hall.

At the same time, an 18-metre-high multi-storey car park will be built to meet the parking requirements of the district on up to 11 parking decks. In the subsequent construction phases, an ensemble of office, commercial and restaurant buildings will surround the multi-storey car park. These new buildings take up the materiality of the listed architecture of the New-York Hamburger Gummi-Waaren Compagnie AG and blend harmoniously into their surroundings.

The extensive green roof of building section A will be realised in strict compliance with fire protection requirements, creating a high-quality finish in terms of both ecology and design.

To the west, the focus remains on the listed solitary building of the former public limited company. Its architectural significance will be emphasised and integrated into the new context through sensitive refurbishment and careful development. The planned construction site is currently still partially built on and in use. The existing building is to be completely demolished.
